INDEPENDENT BID PROCUREMENT & VETTING AGREEMENT

1. THE SERVICE Holland Way LLC ("Consultant") agrees to act as an independent agent for___________________________________(“Client”) to identify and vet construction professionals for the project located at [Project Address] ___________________________________________________________________________.

2. DELIVERABLES Consultant shall provide Client with a minimum of two (2) detailed, independent bids from qualified contractors. Services include:

  • Initial project scope definition for consistent bidding.

  • Sourcing and background-checking independent contractors.

  • Facilitating on-site walkthroughs.

  • "Apples-to-Apples" cost and timeline comparison.

3. FEES AND BILLING

  • Monthly Procurement Fee: Client shall pay a recurring fee of $449.00 per month. This fee covers the administrative cost of vendor outreach, lead generation, and the "Dual-Bid" guarantee.

  • Hourly Analysis Rate: All active field work (on-site walkthroughs with contractors, detailed bid line-item analysis, and insurance/license verification) shall be billed at $60.00 per hour.

  • Payment Terms: The $449 fee is due upfront upon signing and every 30 days thereafter. Hourly billables will be invoiced [Monthly/25th] and are due within [7] business days.

4. NO GUARANTEE OF CONSTRUCTION PERFORMANCE Consultant is a procurement specialist, not a party to the final construction contract. Client acknowledges that the final contract for labor/materials will be signed directly between Client and the chosen Contractor. Consultant is not liable for the performance, delays, or defects of the selected Contractor.

5. TERMINATION This agreement may be canceled by either party with [7] days' notice.
