Executive Construction Management Agreement
EXECUTIVE PROJECT MANAGEMENT & OWNER’S REP AGREEMENT
1. SCOPE OF LEADERSHIP Holland Way LLC ("Manager") shall serve as the primary Owner’s Representative for ________________________________ ("Client") for the project located at ____________________________________________________________________[Project Address]. Manager shall oversee all phases of construction, including subcontractor coordination, quality control, and schedule adherence.
2. EXECUTIVE FEES
Monthly Management Retainer: Client shall pay a flat fee of $6,999.00 per month. This fee covers the Manager's "Agency"—the legal and professional responsibility to represent the Client’s interests at all times, maintain the master project schedule, and manage the project budget.
Hourly Field Rate: Active labor, including physical on-site supervision, travel to suppliers, and emergency site visits, shall be billed at $60.00 per hour.
Payment Schedule: The Monthly Retainer is due on the [1st] of each month. Hourly billables are invoiced [Monthly/25th] and due within [7] business days to ensure uninterrupted site management.
3. AUTHORITY OF MANAGER Client grants Manager the authority to:
